Extending a property can be one of the most rewarding investments you will make, delivering lifestyle-enhancing space tailored to how your family lives. However, it is also a major undertaking that demands clear expectations on budget, disruption, and timelines to make sure an exciting project doesn’t turn into a stressful one.
If a job is worth doing, it is worth doing right. So here are five key questions to consider at the earliest stage.
1. How much will a high-quality home extension really cost?
The short answer: usually more than initial estimates suggest. Construction costs across the UK have risen substantially in recent years due to material costs, energy prices, and demand for skilled heritage trades.
For a high-end, professionally managed build in East Anglia, expect to budget between £2,200 and £3,200+ per square metre for the construction shell and basic fit-out, plus VAT and professional fees. To put that into real numbers:
– Small extension (approx. 15–20/m2): £45,000 – £65,000 + VAT
– Medium extension / kitchen-diner (approx. 30–35m2): £75,000 – £110,000 + VAT
– Large/complex extension (approx. 50m2): £120,000 – £160,000 + VAT

2. Do I need planning permission, or is permitted development enough for a home extension?
Many homeowners default to Permitted Development rules to bypass local planning. While this may seem like an attractive path-of-least resistance, in the long run it may be case of short-term gain, long term loss. Limiting your design to basic PD constraints may leave you with a compromised result, and an extension that, while costing almost as much, does not deliver the life-changing space you might have hoped for. Only when the walls are up and the furniture moves in do you realise the profound difference an extra metre or two makes to the useability of the new space.
Our advice is to think long-term. Work with an architect to submit a full planning application for a project that better integrates with the rest of the property, giving you the space, depth, character, and higher ceiling heights that PD rules may prohibit.
3. What am I losing to gain this new space for an extension?
An extension is always a trade-off, and the biggest one is financial. These projects require significant capital, often funded through savings or an extended mortgage. It is worth stepping back to weigh that cost against other lifestyle-enhancing alternatives, such as moving to a larger property, a midlife crisis sports car, or even a holiday home…
Beyond the bank balance, there’s other potential sacrifices to consider, such as loss of garden space, internal natural light, and practical access routes.
4. How long does a home extension take, and how disruptive is it?
A typical high-quality single-story extension takes anywhere from 4 to 6 months on-site, with larger or two-storey projects extending beyond that.
There’s no avoiding the fact building work is a dusty and noisy activity, with added considerations of tradesperson parking, skip placement, and material deliveries, etc. The most disruptive phase is when the original rear wall is knocked through to integrate the new structure with the old. During this period, dust, noise, and temporary kitchen or living arrangements are inevitable.
5. How can I be sure an extension delivers the lifestyle improvements I am looking for?
For the cost and disruption to be worthwhile, you want an extension that solves layout issues and elevate your daily routine. This is best achieved through early collaboration between a builder, architect, and structural engineer.
Best advice is to (please) look beyond the enticing Instagram and Pinterest images and focus hard on how you want to use the space in practical terms. Think about layout, traffic routes, zoning (TV, music, kitchen noise), and how use of the space might evolve as your family grows, ensuring it remains as functional in ten years as on day one.
