Beating damp in an older property requires a fundamentally different approach than in modern homes. Where new builds are effectively a sealed, waterproof box, traditional buildings rely on the natural movement of moisture, allowing it to evaporate through permeable materials like lime, stone, and timber. When this natural cycle is interrupted, often by the well-intended but misguided use of modern materials, damp issues inevitably follow. Experience shows “beating damp” can be about restoring a building’s original ability to breathe.
First off – what type of damp are we dealing with?
The first step is identifying the source of the moisture. Condensation is the most frequent culprit, occurring when warm, moist air hits cold, poorly ventilated surfaces, often resulting in black mould in corners or behind furniture. Penetrating damp, by contrast, is caused by external structural defects. This could be anything from a leaky gutter or missing roof tile to cracked cement render. Rising damp is a distinct, often over-diagnosed issue where groundwater moves up through porous masonry. This typically leaves a salt-contaminated “tide mark” less than a metre above the floor level.
Restoring breathability
Older houses frequently suffer because traditional, porous mortars and plasters have been replaced with modern cement. Cement is rigid and non-permeable, trapping moisture inside walls which eventually makes its way inward. We often recommend replacing these cement renders with traditional lime-based materials, which allow moisture to evaporate freely from the wall’s surface. Similarly, internal finishes should be carefully considered. Avoid modern plastic-based emulsion paints or vinyl wallpapers, which act as a vapour barrier. Instead, we advocate for breathable paints or traditional lime washes that allow the walls to “buffer” humidity.
Managing ground levels and external maintenance
External maintenance is critical to keeping a period home dry. One of the most common issues we encounter is “bridging” of the damp-proof course. Over decades, garden soil, paths, or new patios can be raised to a level higher than the internal floor. This allows moisture to bypass the home’s natural defences and directly into the internal walls.
External ground levels should be at least 150mm below internal floor level. Where the surrounding ground is frequently wet or the slope of the land directs water toward the house, we can advise on the installation of French drains. These gravel-filled trenches divert water away from the foundations, reducing the hydrostatic pressure on walls.
Improved ventilation and heating
Upgrading an old home with double glazing and draught-proofing is an excellent way to improve comfort and reduce energy bills. However, these improvements change the way a period property “breathes” by removing the natural, accidental ventilation that once kept air moving. When making a home more airtight, it is essential to introduce controlled ventilation, such as a humidistat-controlled extractor fans in high-moisture areas like kitchens and bathrooms, or Positive Input Ventilation (PIV) systems, which allow you to enjoy a modern, energy-efficient home without the side effect of stagnant, damp air.
While we recently discussed how turning your heating off when you’re out is generally more energy-efficient, period properties benefit from a nuanced approach. We suggest using your programmer to ensure temperatures remain above the “dew point“, i.e. the temperature at which air can no longer hold moisture, causing it to settle on walls. (As a rule, rooms heated to 20°C will have a dew point of approx. 12°C, below which external walls or window frames may start to “sweat”.)
The role of breathable insulation
Improving insulation is an excellent way to combat damp, provided the materials do not create a vapour barrier. Standard synthetic insulations, like PIR boards or non-breathable spray foams, can be disastrous in period properties. They trap moisture against original timbers, which can lead to hidden rot and structural decay. “Vapour-open” materials such as wood fibre boards, sheep’s wool, or hemp-lime help maintain the “breathing” nature of an old house. For solid walls where space is a premium, modern spray cork is an increasingly popular solution, providing a thin, warm layer that prevents condensation without the risk of trapping moisture between the insulation and the original masonry.
